A sealed-bid marketplace that protects homeowners and rewards honest contractors.
Pick a category, describe the work, upload photos from the guided shot list, and set your timeline. BidTorch drafts a written scope from your photos and description.
Your project is shown to licensed contractors in your area who do that type of work. They see your city and ZIP, never your street address.
Each contractor prices the job independently from your photos and scope, with no home visit. Bids are sealed - no contractor can see another's bid. Every bid is an estimate until the contractor confirms it.
At the reveal time, you see every bid side by side: price, contractor credentials, and CSLB license status.
Message the contractors you like on the platform. Book an in-person walkthrough with the one you choose; a walkthrough deposit will be required, credited toward your acceptance deposit when you hire and refunded if the contractor does not show. Only that contractor gets your street address.
After the walkthrough, the contractor confirms the bid or revises it once, and you accept or decline. A contract is generated with the agreed scope and price; you then agree on a milestone schedule.
Once protected payments launch, milestone-based releases will let you confirm each phase before funds move.
Tell us your CSLB classification and where you work. You see projects that fit your trade and area.
See projects posted by homeowners who have scoped their work. Full scope, photos, timeline, and city and ZIP.
Use the permit check to verify requirements, fees, and inspections. Price it all into your bid. Always confirm with the AHJ.
Set your price using margin-first pricing. Your bid is sealed - compete on accuracy, not lowballing.
If the homeowner shortlists you, talk on the platform. If they book a walkthrough with you, you get the street address, visit the home, and confirm your bid or revise it once.
If the homeowner accepts your bid, a contract is generated with the agreed scope and price.
Complete each milestone. Once protected payments launch, funds will release as work is confirmed.
In a traditional quote, the last contractor in the door can undercut everyone. In a sealed bid, every contractor prices independently based on real costs.
Competitive pressure drives fair pricing without a race to the bottom. Multiple bids, one reveal.
No one undercuts your bid because no one can see it. Price based on your costs and margin, not on what others charge.
Credentials and CSLB license status are visible on every bid. Win on merit, not just on price.
Once protected payments launch, the project total will split into phases. The homeowner funds each milestone, and funds release when the homeowner confirms the work meets the agreed scope.
Homeowner will fund the next phase before work begins.
Work is done per the agreed scope for that phase.
Homeowner confirms the work is complete. Funds will release to the contractor.
A small protected-payment fee will be added to each milestone payment, paid by the homeowner. The contractor receives 100% of their bid. Payment processing is coming soon.
Much residential work requires a permit. Skipping it creates liability for both homeowner and contractor. BidTorch indexes permit requirements by jurisdiction and trade, including code citations, fees, and required inspections.
Contractors see this information when pricing their bid, so permit costs are built into the price - no surprises. Always confirm requirements with the authority having jurisdiction (AHJ).
